What online search engines DON'T know about your home

We get questions from clients all the time about the accuracy of the data produced by online home search engines like Zillow and Trulia. While these sites can be a great way to start your home search and useful in many ways, it's important to take their information with a grain of salt. These sites use algorithms and have specific variables such as square footage, number of bedroom, and number of bathrooms they use to determine the value of a home.

The reason that you need a licensed Realtor to look at these numbers to see if they are correct is because the last thing you want is incorrect information negatively affecting your buying or selling process. These search engines have no idea where the market is headed and don't take into account so many different variables that are unique to your neighborhood and your specific home. This can affect the value of your home significantly. In one case, Zillow reported a home's value at 1.5 million, but the home ended up selling for $2.9 million. That's almost a 100% price variation.

Northern Virginia Real Estate Update
Today I wanted to give you a quick update on our local market here in Arlington and Northern Virginia. I'll be sharing some data from this market and interpreting it for you so that you can make more informed decisions about real estate.
  • The Inventory of homes is quite low right now: This is especially true for our low to moderate price range in this area, which would be homes from $300,000 in some areas to $1,000,000 homes in other areas. 
    • With inventory so low, now is a great time to sell because buyers will be competing for your property, and this will likely bring about multiple offers and a higher selling price for your home. 
  • Keep Your Home Presentable: The spring and summer markets will be off to a hot start, so if you're selling your home, you will want it sparkling clean and free of unnecessary clutter or furniture. Make minor repairs if necessary, and hire a stager if you feel the need (I can refer a stager to you if you need one to arrange your home attractively). 
    • Consider having your home inspected, because this can make the selling process go much smoother and it helps to avoid any unforeseen obstacles. 
  • If you're a Buyer: Be prepared to take action. Talk with a lender and make sure your finances are in order before you go out and search for a home. If you are Pre-approved, you will be much more desirable in the eyes of the seller. 
    • The market will be moving very rapidly this summer, so if you are not prepared to act, you will likely lose out on the home that you want. Prepare to make decisions quickly, so work with a competent agent that can prepare you ahead of time.

After receiving all the emails and listing offers from me, I thought it would be a good time for me to explain a little bit about my background.
  • I started my professional life as an attorney and practiced law for seven years. One day I decided I would like to go into real estate.
  • Then, for about 15 years I built single family homes and did lots of renovations. 
    • With my extensive knowledge of construction, I can enhance renovation projects using my building experience. You can use my knowledge to gain insight on home repairs and also how you can make your home look the best if you're planning to sell.
  • My knowledge of law can also pay off in contractual situations when things get confusing or dicey. 
  • Because of my blend of backgrounds, I have also had a lot of success working with buyers and building them custom homes.
